The Challenge
An executive with a leading national real estate development firm wants to go out on his own with no co-investment capital and no prior experience running a company.
The Solution
First, co-design with the client a solid business strategy and procure the minimum required FTE and contract talent to pursue a capital partner. Identify potential capital partners then structure, negotiate and close the firm’s first equity partnership. With capital in place (and in the midst of COVID), establish and scale a lean, sophisticated and 100% virtual organization - recruit permanent talent; structure employee compensation packages and implement a comprehensive benefits platform (health/dental/vision, 401k and profit sharing); implement acquisition and development, finance/accounting/FP&A, human resources, administration, information technology, and risk management functions, leveraging third party resources as necessary.
The Results
36 months from ideation until take-down of approximately $700 million of development opportunities with a full team and infrastructure in place.
